Running Costs
License Agreement
Every Caravan and Lodge has a license agreement with Parkdean. The ownership of the lodge is separate to the pitch that it stands on and the annual license fee is what this relates to along with maintenance of the grounds.

Additionally the license agreement contains the details for the use of the lodge which applies for every lodge and caravan on the site. The site closes on or around 3rd January every year and reopens on 1st March. It is still possible to visit the site and the lodges however it is not permitted to stay in the lodge or caravan overnight duyring this time.
Annual License Fee
The license fee is payable by the end of December for the year following. Parkdean do offer a Direct Debit system to spread the cost across the year.

The fee for 2025 for this lodge is £6734.85. This is an increase from £6414.14 from 2024 and I would expect there will be a similar increase moving forwards.
Gas & Electric Safety Certificates
Every Caravan and Lodge has to have an annual Gas Safety inspection which usually takes place in March. The cost via Parkdean for this was £110 however alternate provders can be used.

The Electrical Test was carried out in March 2024 and runs to March 2027. The cost for this was £120 via Parkdean however it is permissible to use other contractors.
Insurance
Insurance is essential and we use RIPE insurance however Parkdean also offer coverage. If you choose to rent the lodge then you will need to cover this aspect - as we do not rent the lodge the premium is slightly reduced. The cost for to October 2025 was £297.73.
Utilities
Like any residence there are standard utility costs for Gas, Electric, Water and Rates.

Gas and electric are provided by Parkdean and the cost depends on usage. The usage is metered and currently the unit cost is 24p for electric and £2.31 for gas.

Rates - this is paid annualy usually around August time and is for the year ahead. for the year to August 2025 the costs were:

Non Domestic Rates - £196.12 + VAT
Refuse £90.27 + VAT
Water and Sewerage £301.84 + VAT
​
These amounts are paid as a single payment.
